Esta tendencia marca el inicio de una nueva etapa, impulsada por regulaciones locales, auton\u00f3micas y nacionales, orientadas a reordenar el mercado y combatir la oferta ilegal de alquiler vacacional en Espa\u00f1a.<\/strong><\/h5>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>La concentraci\u00f3n de viviendas tur\u00edsticas (VUTs) por kil\u00f3metro cuadrado habitado se redujo un -0,2 puntos en Espa\u00f1a durante el \u00faltimo a\u00f1o, pasando de 6,8 a 6,6 propiedades destinadas al alquiler tur\u00edstico por KM2 de media<\/strong>, con descensos destacados en Alicante, Santa Cruz de Tenerife y Pontevedra, frente a repuntes en M\u00e1laga, Sevilla y Girona. As\u00ed lo demuestra nuestro estudio sobre la evoluci\u00f3n interanual de la Concentraci\u00f3n de la Oferta de Viviendas de Uso Tur\u00edstico.<\/p>\n\n\n\n<div class=\"flourish-embed flourish-map\" data-src=\"visualisation\/24819213\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24819213\/thumbnail\" width=\"100%\" alt=\"map visualization\" \/><\/noscript><\/div>\n\n\n\n<p class=\"wp-block-paragraph\">Con el objetivo de evaluar si las regulaciones auton\u00f3micas y regionales, junto con la entrada en vigor del Registro \u00danico de Alquileres Tur\u00edsticos, han contribuido a reducir la concentraci\u00f3n de viviendas de uso tur\u00edstico en Espa\u00f1a, <strong>hemos<strong> analizado la evoluci\u00f3n interanual de la Concentraci\u00f3n de la Oferta de Vivienda Tur\u00edstica en Espa\u00f1a, calculando<\/strong> el n\u00famero de propiedades destinadas al alquiler vacacional disponibles en agosto de 2025 por cada kil\u00f3metro cuadrado poblado<\/strong>, excluyendo las \u00e1reas sin poblaci\u00f3n ni oferta (como parques naturales) para las 50 provincias espa\u00f1olas.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em><em>Aunque el descenso medio de la concentraci\u00f3n de la oferta de vivienda tur\u00edstica a nivel nacional es discreto<\/em>, el comportamiento de este indicador por provincias muestra el efecto tanto de las regulaciones que han entrado en vigor recientemente como de los recursos dedicados, en todos los niveles de la administraci\u00f3n, a monitorizar y regularizar esta oferta\u201d.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><em>Carlos Cendra, socio y Director de Marketing y Comunicaci\u00f3n de Mabrian<\/em><\/strong><\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Nuestro an\u00e1lisis revela que Alicante (-1,2 puntos), Santa Cruz de Tenerife y Pontevedra (-0,8 en ambos casos) son las provincias que m\u00e1s han reducido la concentraci\u00f3n de viviendas tur\u00edsticas por kil\u00f3metro cuadrado desde agosto de 2024.<\/strong> Alicante, segunda provincia con mayor proporci\u00f3n de viviendas tur\u00edsticas por kil\u00f3metro cuadrado habitado en Espa\u00f1a, el ratio pasa de 20 a 18,80 en un a\u00f1o; Santa Cruz de Tenerife, de 14,38 a 13,57; y Pontevedra, de 6,14 a 5,32.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>En otras provincias con destinos de verano muy demandados, como Valencia, Tarragona, Murcia, Cantabria y A Coru\u00f1a, el ratio de viviendas tur\u00edsticas por kil\u00f3metro cuadrado poblado tambi\u00e9n ha disminuido.<\/strong> En cada kil\u00f3metro cuadrado, Valencia dispone de 11,34 viviendas tur\u00edsticas de media; Murcia, de 6,58; Cantabria, de 5,05; y A Coru\u00f1a, de 4,02.<\/p>\n\n\n\n<div class=\"flourish-embed flourish-map\" data-src=\"visualisation\/24819371\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24819371\/thumbnail\" width=\"100%\" alt=\"map visualization\" \/><\/noscript><\/div>\n\n\n\n<p class=\"wp-block-paragraph\">Las provincias de Castell\u00f3n (-0,6 puntos, con un ratio de 10,55) y C\u00e1diz (-0,5 puntos, con un ratio de 13,36) tambi\u00e9n han reducido su concentraci\u00f3n de viviendas tur\u00edsticas por kil\u00f3metro cuadrado habitado. A ellas se suman Guip\u00fazcoa, Baleares y Asturias, que bajan -0,4 puntos desde el pasado a\u00f1o, con proporciones de 8,07, 6,71 y 4,67 viviendas, respectivamente.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>A nivel nacional, la concentraci\u00f3n de viviendas tur\u00edsticas por kil\u00f3metro cuadrado poblado se ha reducido en -0,2 puntos<\/strong>, una disminuci\u00f3n similar a la registrada en provincias como Las Palmas, Navarra, Huesca o Lugo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cLa puesta en marcha de la normativa estatal de registro \u00fanico de vivienda tur\u00edstica en el mes de julio, y la colaboraci\u00f3n de portales, como Airbnb, en su aplicaci\u00f3n, ha hecho que este mes sea clave para las provincias donde se ha reducido la concentraci\u00f3n de propiedades destinadas al alquiler tur\u00edstico\u201d, <\/em>apunta el portavoz de Mabrian, parte de The Data Appeal Company \u2013 Almawave Group.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En su opini\u00f3n, esto<em> <strong>\u201csugiere un escenario de reordenaci\u00f3n de la oferta ante la entrada en vigor del Registro \u00danico de Alquileres Tur\u00edsticos\u201d,<\/strong> <\/em>con descensos especialmente significativos en provincias como Alicante, Las Palmas, Santa Cruz de Tenerife, Castell\u00f3n o Murcia, que registraron las mayores ca\u00eddas en este indicador precisamente entre julio y agosto de este a\u00f1o. <strong>En otros territorios, la reducci\u00f3n ha sido m\u00e1s gradual, como en C\u00e1diz, Valencia, Tarragona, Guip\u00fazcoa o Baleares, <em>\u201cmostrando el efecto combinado de las pol\u00edticas auton\u00f3micas y locales junto con el horizonte regulador que plantea el registro nacional\u201d, a\u00f1ade.<\/em><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>La concentraci\u00f3n de viviendas tur\u00edsticas repunta en algunas provincias<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Entre las diez provincias con mayor proporci\u00f3n de viviendas tur\u00edsticas por kil\u00f3metro cuadrado habitado, solo M\u00e1laga (+0,4 puntos), Sevilla (+0,5) y Girona (+0,1) experimentan aumentos interanuales<\/strong> en este indicador. M\u00e1laga, la provincia con mayor concentraci\u00f3n de vivienda tur\u00edstica en Espa\u00f1a, alcanza 19,31 alquileres tur\u00edsticos por kil\u00f3metro cuadrado; Sevilla, 12,49; y Girona, 11,40.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>El resto de provincias muestra incrementos leves, como Granada, Vizcaya o C\u00f3rdoba (+0,2 puntos interanual); o<\/strong> <strong>se mantienen estables, como Madrid y Barcelona, con 16,04 y 13,04 viviendas por kil\u00f3metro cuadrado habitado, respectivamente<\/strong>. En otros destinos, el ratio sube muy ligeramente (+0,1 puntos): son los casos de Girona, Almer\u00eda, Huelva o La Rioja.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cNuestra inteligencia de datos pone de manifiesto c\u00f3mo las viviendas de uso tur\u00edstico condicionan de forma determinante la concentraci\u00f3n de la oferta en numerosos destinos y por ello es clave hacer un seguimiento exhaustivo\u201d,<\/em> comenta Cendra, subrayando que <strong><em>\u201clas oscilaciones que vemos en este indicador para el alquiler tur\u00edstico no se repiten en la oferta hotelera, que se mantiene mucho m\u00e1s estable\u201d<\/em><\/strong>.
