Esta es la principal conclusi\u00f3n del informe <em>\u201cEl mercado hotelero en Suram\u00e9rica: Oportunidades en mercados emisores maduros\u201d<\/em>, elaborado por nuestro equipo de expertos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Para este informe, hemos puesto el foco en Argentina, Chile, Uruguay, Per\u00fa, Ecuador y Colombia, seis destinos de Am\u00e9rica del Sur que representan en torno al 65% del total de visitantes extranjeros que recibe esta regi\u00f3n, seg\u00fan las estad\u00edsticas oficiales y cifras de ONU Turismo sobre llegadas de viajeros extranjeros del a\u00f1o 2023.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Los datos estudiados corresponden a la oferta hotelera de estos destinos, en las categor\u00edas de 3, 4 y 5 estrellas, analizados a partir de la distribuci\u00f3n por categor\u00edas, tarifas por noche (ADR) y el \u00cdndice de Satisfacci\u00f3n Hotelera, tanto de los hu\u00e9spedes internacionales de forma global, como de cinco mercados emisores de gran relevancia para Am\u00e9rica del Sur: Estados Unidos, Espa\u00f1a, Francia, Alemania, Italia y Reino Unido.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>El mercado de lujo y lifestyle: oportunidad para la expansi\u00f3n hotelera<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Seg\u00fan los datos de Mabrian, <strong>la distribuci\u00f3n de categor\u00edas es muy similar en todos los pa\u00edses analizados, salvo en Argentina, Uruguay y Per\u00fa. <\/strong>En Ecuador, Chile y Colombia, solo entre el 1% y el 2% de los hoteles se comercializa con la categor\u00eda 5 estrellas, entre el 16% y el 19% son establecimientos de 4 estrellas y un entre un 79% y un 83% son hoteles de 3 estrellas. En el caso de Per\u00fa, var\u00eda la proporci\u00f3n de hoteles de 3 y 4 estrellas, de hecho, los hoteles de 3 estrellas representan el 93% de su mercado, y los de cuatro un 6%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><em>\u201cChile, Colombia y Ecuador tienen un gran potencial para crecer en la categor\u00eda de 4 estrellas, ya sea actualizando instalaciones e incluyendo nuevos servicios en los hoteles de categor\u00edas inferiores<\/em><\/strong><em>, o construyendo nuevos hoteles, especialmente en las gamas urbanas y lifestyle\u201d, <\/em><strong>explica Carlos Cendra, socio y director de Marketing y Comunicaci\u00f3n de Mabrian.<\/strong><em> &nbsp;<\/em>Ampliar la oferta de 5 estrellas, tanto urbana o vacacional, es tambi\u00e9n una gran oportunidad para atraer visitantes de mercados emisores muy maduros, como los estadounidenses y los europeos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>El caso de Per\u00fa es llamativo porque las cifras muestran un posible d\u00e9ficit de oferta intermedia, <\/strong><em>\u201cque puede ser una f\u00f3rmula muy interesante para penetrar y expandirse en este destino tan reconocido, y sentar las bases para crecer en otras categor\u00edas\u201d. <\/em>Por otro lado, <strong>la distribuci\u00f3n de categor\u00edas hoteleras en Argentina y Uruguay son muy parecidas, y se asemeja m\u00e1s a la media de los destinos europeos.<\/strong> Los hoteles de 3 estrellas representan el 69% de la oferta hotelera disponible en Argentina y el 64% en Uruguay, los de 4 estrellas el 27% y el 32%, respectivamente; mientras que el 4% de los alojamientos de ambos pa\u00edses son hoteles de 5 estrellas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Disparidad de tarifas, un s\u00edntoma de la heterogeneidad de la oferta<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Los datos de Mabrian sobre las tarifas hoteleras muestras <strong>dos niveles diferenciados de precio en todas las categor\u00edas hoteleras analizadas, uno posicionado en el tope m\u00e1s alto, que en el caso de los hoteles de categor\u00edas altas pueden triplicar el ADR m\u00e1s bajo; y otro nivel, con tarifas m\u00e1s bajas.<\/strong><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/datappeal.io\/wp-content\/uploads\/2024\/07\/ESP2-2.jpeg\" alt=\"\" class=\"wp-image-16795\"\/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Las tarifas medias por noche de los alojamientos de 5 estrellas en Per\u00fa y Ecuador reflejan lo que llamamos \u2018efecto Machu Pichu\u2019 o \u2018efecto Gal\u00e1pagos\u2019, subdestinos en estos pa\u00edses que tienen una tarifa media por noche particularmente alta, que afecta a la media nacional.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em>\u00abEl comportamiento de las tarifas hoteleras tiene una lectura multidimensional: una <strong>oferta limitada en categor\u00edas m\u00e1s altas<\/strong>, en mercados con mucha demanda internacional, como Per\u00fa o Chile; un <strong>desalineamiento entre las expectativas y la experiencia<\/strong>, lo que presiona los precios a la baja; y la <strong>necesidad de actualizar y ampliar la oferta hotelera de 3 y 4 estrellas<\/strong>, para competir en mejores condiciones, no solo a nivel regional, sino tambi\u00e9n internacional\u201d.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><em>Carlos Cendra, socio y director de Marketing y Comunicaci\u00f3n de Mabrian<\/em><\/strong><\/p>\n<\/blockquote>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Abordando desaf\u00edos de demanda y satisfacci\u00f3n por mercados objetivo<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">La satisfacci\u00f3n de los hu\u00e9spedes con la estancia es un factor que se debe abordar por mercados y segmentos, ya que, <strong>como refleja el \u00cdndice de Satisfacci\u00f3n Hotelera (HSI) de los alojamientos en cada uno de estos destinos, los escenarios de demanda son diversos.<\/strong><\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1200\" height=\"675\" src=\"https:\/\/datappeal.io\/wp-content\/uploads\/2024\/07\/Diapositiva1.jpeg\" alt=\"\" class=\"wp-image-16787\" srcset=\"https:\/\/datappeal.io\/wp-content\/uploads\/2024\/07\/Diapositiva1.jpeg 1200w, https:\/\/datappeal.io\/wp-content\/uploads\/2024\/07\/Diapositiva1-300x169.jpeg 300w, https:\/\/datappeal.io\/wp-content\/uploads\/2024\/07\/Diapositiva1-1024x576.jpeg 1024w, https:\/\/datappeal.io\/wp-content\/uploads\/2024\/07\/Diapositiva1-768x432.jpeg 768w\" sizes=\"auto, (max-width: 1200px) 100vw, 1200px\" \/><\/figure>\n<\/div>\n\n\n<p class=\"wp-block-paragraph\"><strong>De forma global, espa\u00f1oles y franceses son los m\u00e1s exigentes con la oferta hotelera de los pa\u00edses analizados<\/strong>. <strong>La clave est\u00e1 en los alojamientos de 5 estrellas, que como explica Cendra,<em> \u201cde forma global, reciben puntuaciones m\u00e1s bajas que las gamas medias, una tendencia m\u00e1s acusada en los mercados estadounidense, espa\u00f1ol, franc\u00e9s y brit\u00e1nico\u201d.<\/em><\/strong>&nbsp; El desequilibrio entre las expectativas de mercados maduros y la oferta disponible explica estos resultados, que se deben abordar \u201c<em>desde la oferta disponible y desde la estrategia de nuevas aperturas\u201d<\/em>, se\u00f1ala Cendra.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Los datos de Mabrian muestran que, de forma consistente, <strong>la experiencia hotelera en los hoteles de 3 y 4 estrellas de Chile, Argentina Per\u00fa, y Ecuador <\/strong>(un mercado con HSIs muy s\u00f3lidos en este segmento),<strong> es muy satisfactoria para los mercados emisores analizados.<\/strong> &nbsp;Por su parte, <strong>Colombia y Uruguay tienen, como desaf\u00edo, aumentar la satisfacci\u00f3n con la experiencia en ciertos mercados emisores,<\/strong> especialmente entre espa\u00f1oles y franceses.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em>\u201cMantener los est\u00e1ndares de instalaciones y servicios en este segmento contribuye a incrementar la satisfacci\u00f3n global con la experiencia en esos destinos sudamericanos.
