{"id":16027,"date":"2024-06-25T10:39:15","date_gmt":"2024-06-25T10:39:15","guid":{"rendered":"https:\/\/mabrian.com\/?p=16027"},"modified":"2026-06-30T11:54:27","modified_gmt":"2026-06-30T11:54:27","slug":"el-68-de-los-alquileres-turisticos-en-barcelona-se-concentran-en-el-centro-de-la-ciudad","status":"publish","type":"post","link":"https:\/\/datappeal.io\/es\/el-68-de-los-alquileres-turisticos-en-barcelona-se-concentran-en-el-centro-de-la-ciudad\/","title":{"rendered":"El 68% de los alquileres tur\u00edsticos en Barcelona se concentran en el centro de la ciudad"},"content":{"rendered":"\n<h5 class=\"wp-block-heading\">Tras el reciente anuncio de la prohibici\u00f3n de los alquileres de corta estancia por parte de las autoridades locales de Barcelona, recurrimos a la inteligencia de datos para comprender mejor este fen\u00f3meno, para adaptar y ganar eficacia en las pol\u00edticas y medidas orientadas a gestionar la densidad y distribuci\u00f3n de los alquileres de corta estancia en este destino.<\/h5>\n\n\n\n<p class=\"wp-block-paragraph\">Tras el anuncio del Ayuntamiento de Barcelona sobre la prohibici\u00f3n de los alquileres de corta estancia a partir de 2029, hemos profundizado en inteligencia de datos sobre los alquileres tur\u00edsticos en este destino espa\u00f1ol, con el objetivo de dimensionar el alcance y el impacto del mercado de alquileres tur\u00edsticos en la ciudad que, como apuntan nuestros datos, es un 63% mayor que los c\u00e1lculos oficiales hechos p\u00fablicos por las autoridades de la ciudad.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Para este an\u00e1lisis, hemos estudiado los datos actualizados sobre demanda y disponibilidad de alquileres de corta estancia de mediados de junio de 2024. De forma global, este estudio demuestra la importancia de abordar el mercado del alquiler tur\u00edstico desde los criterios de densidad de esta oferta de alojamiento, y la necesidad de anticipar el impacto en mercados internacionales clave para Barcelona.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Capacidad, clave para gestionar el mercado de alquiler tur\u00edstico<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Seg\u00fan el Ayuntamiento de Barcelona, \u200b\u200bla prohibici\u00f3n de alquileres tur\u00edsticos ser\u00e1 efectiva sobre 10.000 viviendas, que ver\u00e1n extinguidas sus licencias a finales de 2028, lo que volver\u00e1 a poner estos inmuebles en el mercado inmobiliario para los barceloneses. <strong>Seg\u00fan nuestra inteligencia de datos, esta cifra podr\u00eda subestimar el tama\u00f1o del mercado de alquileres de corta estancia, un 63% mayor que la cifra oficial<\/strong>, que suma m\u00e1s de 15.800 unidades en total. Esto se traduce en casi 56.700 plazas de alquiler tur\u00edstico.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Esto significa que el total de plazas de alojamiento en alquileres de corta estancia en Barcelona representa el 67,6% de la capacidad total de los hoteles de la ciudad (84.000 plazas hoteleras a finales de 2023, seg\u00fan el <a href=\"https:\/\/www.observatoriturisme.barcelona\/es\/noticias\/el-destino-barcelona-cierra-el-a%C3%B1o-2023-con-26-m-de-turistas-y-un-impacto-econ%C3%B3mico-del\">Observatori de Turismo de Barcelona<\/a>).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cDeterminar con claridad la dimensi\u00f3n real del mercado es crucial para la toma de decisiones, sobre todo teniendo en cuenta que, seg\u00fan nuestros datos, aproximadamente <\/em><strong><em>1 de cada 4 unidades de alquiler en Barcelona no cuentan con la licencia obligatoria para alquileres tur\u00edsticos<\/em><\/strong><em>\u201d,<\/em> explica <strong>Carlos Cendra, socio y director de Marketing y Comunicaci\u00f3n de Mabrian.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Densidad, un factor decisivo para entender el impacto de la oferta<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">De acuerdo a nuestra plataforma de inteligencia de datos, a partir de cifras disponibles en Airbnb, <strong>aproximadamente el 27% de los propietarios que anuncian sus inmuebles para uso tur\u00edstico disponen de un solo alojamiento, mientras que en torno al 73% restante tienen m\u00e1s de un alojamiento anunciado<\/strong>. Cabe destacar que de este 73% de tenedores m\u00faltiples (con dos alojamientos o m\u00e1s), el 57% ofertan m\u00e1s de 10 alojamientos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cerca del 61% de los alquileres vacacionales en Barcelona se ofertan como \u00abcasas completas\u00bb, mientras que el 33% corresponden a habitaciones privadas y el 4% son apartamentos. Poniendo el foco en la presi\u00f3n geogr\u00e1fica de esta oferta, <strong>hasta el 68% de todos los alquileres a corto plazo se concentran en Eixample, Ciutat Vella y Sants-Montjuic<\/strong>.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full is-resized\"><img decoding=\"async\" src=\"https:\/\/datappeal.io\/wp-content\/uploads\/2024\/06\/Density-STR-units-per-inhabited-km2-BCN-24062024-Mabrian-scaled-1.jpg\" alt=\"\" class=\"wp-image-16024\" style=\"width:745px;height:auto\"\/><\/figure>\n<\/div>\n\n\n<p class=\"has-text-align-center wp-block-paragraph\"><strong>Mapa de densidad de los alojamientos tur\u00edsticos en la ciudad de Barcelona (mediados de Junio 2024)<\/strong><\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em>\u201cLos efectos del Plan Especial Urban\u00edstico de Alojamientos Tur\u00edsticos (PEUAT) del Ayuntamiento de Barcelona, \u200b\u200bvigente desde 2017, reflejan el esfuerzo de las autoridades locales por reducir la presi\u00f3n del alquiler vacacional en \u00e1reas urbanas con alta densidad, si bien el control de la oferta no legalizada es el gran reto<\/em>. <em>Por ello insistimos en la necesidad de medir la presi\u00f3n alojativa y la actividad tur\u00edstica real a trav\u00e9s de indicadores basados en la monitorizaci\u00f3n de todos los alojamientos que se ofrecen en todas las plataformas online, est\u00e9n legalizados o no\u201d.<\/em><\/p>\n<cite><strong>Carlos Cendra, socio y director de Marketing y Comunicaci\u00f3n de Mabrian<\/strong><\/cite><\/blockquote>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Promoci\u00f3n de destino para manejar expectativa y demanda internacional<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Un aspecto fundamental a tener en cuenta para la formulaci\u00f3n de pol\u00edticas que limiten el alquiler vacacional es la popularidad de este tipo de alojamiento en mercados emisores prioritarios.
